No worries.
Thanks for the clarification.

Sorry, Claire, for the confusion.

This thread has gotten confused, but to save anybody trouble I already did the 57th St extraction a few days ago after contacting the realtor.

The bees were behind the toilet and V-board of a house that had been abandoned for a decade. It was a fairly gnarly job as there had been a lot of unmitigated rat activity in that time and there were thousands of dead bees in the house, but the colony was healthy.

Photo attached of the colony pre-removal.

As a non-licensed contractor, I stick to doing extractions where there's nothing structural and where repair work either isn't necessary or doesn't require great skill. If anybody wants to come along for one I'd happily discuss that (but please spare the email list.)

The owner of a property, or the designated responsible party (resident, or property manager or management company)
can grant permission to enter a property to take the bees.
(the property owner or manager would probably care about cutting into walls, and less so for the renter)
Without permission, it's trespass, which is on the law books.

That's my understanding, as a beek with no actual legal training.
Actual contractor training would probably help with understanding these issues.

Can the house be entered legally? I wouldn’t mind giving this a try if it was ok to enter the property and open the wall.

Noticed a few weeks ago.  House is vacant.  Being vacant is an advantage when extracting!  Bees on second floor in wall.  They can see the hole where they are coming in from outside.

Please reach out and let me know if you do.
